V11 Very Slow Rendering speeds compared with V10

When I first tried out a Render in V11, I noticed it was unusually slow, and after checking all the settings, and doing several renders, it remained very slow.
This led me to doing some testing in both V11 and V10. Here are the results.

1) Source video DV Pal 45 minutes long, cuts only, no effects or transitions.
Rendered to MPEG2 Pal for output to DVD.
Render times: V11 95 minutes, V10 41 minutes
As you can see V10 outperformed V11 by 54 minutes!!

2) Source video HDV 1080 50i 33 minutes long, cuts only, no effects or transitions
Again rendered to MPEG2 Pal for DVD
Render times: V11 38 minutes, V10 29 minutes
A smaller difference but still significant.

It is very odd that V11 is producing the slowest rendering times I have experienced in years of using Sony Vegas Pro.
Is anyone out there having the same experience?
Would love to hear from you.

OS is Windows 7 64 bit, Processor i7

I have the same problem. I have V9 and trying out V11 on the same PC.

I loaded 4 minutes AVCHD m2ts file in both and rendered audio track to AC3 file.

Vegas 9 - 30 seconds
Vegas 11 - 13 minutes

Windows 7 64 bit, i7 920 @ 4GHz

WTH?

But 11 is not always slower:

Rendering full HD AVCHD to Full HD mpeg-2 30 Mbps (this is what I mostly work with) - and with any GPU assist OFF:

Vegas 11.0: 1:55
Vegas 10.0e: 2:00

Windows 7 64bit on a Mac Pro 2 x Xeons quad.

Just tried a similar test in 9e and 11. A 15sec clip with one FX took 20secs on both! (m2t to DVD. 2 pass variable setting) I'm waiting for a new graphics card to enable GPU rendering, so this was CPU for both.
